The spring market continued building momentum throughout May, though overall conditions across Greater Victoria still remain relatively balanced.

According to the Victoria Real Estate Board, there were 613 properties sold in March across the region, showing continued improvement in activity as we moved deeper into the spring market. Inventory also continued to rise, with just over 3,100 active listings at month end, giving buyers considerably more choice compared to the tighter markets we experienced over the past few years. Benchmark pricing across the region has remained fairly stable overall, with single family homes in the Victoria Core sitting near the mid-$1.3M range. Source: Victoria Real Estate Board.

What I continue to see locally on the Peninsula is that buyers are active, but selective.

Well-prepared homes that are priced appropriately are still attracting strong interest early on, while buyers are taking more time to compare options and complete their due diligence before making decisions.

The biggest thing I’ve noticed lately is how differently micro-markets are behaving right now. Sidney, North Saanich, Dean Park, Central Saanich, and waterfront properties are all moving at slightly different paces depending on inventory, price point, and presentation.

For sellers, strategy matters more than simply listing in spring. Proper pricing, strong marketing, and thoughtful preparation are making a significant difference in how quickly homes move and the level of interest they attract.
