Real estate has been busy in a different way too. I spent a lot of time this month touring some beautiful waterfront and Lands End properties, hosting open houses on Island View, and bouncing between meetings in Oak Bay and the Peninsula. Showings have picked up and I’m seeing some incredible homes lately. Some days honestly looked exactly like this: laptop open in the passenger seat trying to connect to WiFi between showings.

One thing I’ve really noticed lately is how much people are craving lifestyle in their home search. Buyers are still paying attention to numbers and interest rates of course, but more conversations are centering around pace of life, outdoor space, privacy, walkability, and simply how a home feels.

And honestly, living and working on the Peninsula reminds me every day why people want to be here.

One of the biggest highlights this month was heading to Nanaimo for Blair’s second tournament of the spring season. Watching the kids work so hard, play as a team, and come home with silver medals was such a proud moment. There’s something special about these weekends away. Exhausting? Absolutely. But also some of the memories I know we’ll look back on forever.

The spring market continued building momentum throughout May, though overall conditions across Greater Victoria still remain relatively balanced.

According to the Victoria Real Estate Board, there were 613 properties sold in March across the region, showing continued improvement in activity as we moved deeper into the spring market. Inventory also continued to rise, with just over 3,100 active listings at month end, giving buyers considerably more choice compared to the tighter markets we experienced over the past few years. What I continue to see locally on the Peninsula is that buyers are active, but selective.

Well-prepared homes that are priced appropriately are still attracting strong interest early on, while buyers are taking more time to compare options and complete their due diligence before making decisions.

The biggest thing I’ve noticed lately is how differently micro-markets are behaving right now. Sidney, North Saanich, Dean Park, Central Saanich, and waterfront properties are all moving at slightly different paces depending on inventory, price point, and presentation.

For sellers, strategy matters more than simply listing in spring. Proper pricing, strong marketing, and thoughtful preparation are making a significant difference in how quickly homes move and the level of interest they attract.

Another one of my favourite signs of spring has been my mom’s flower garden finally starting to bloom again. I picked up my first bouquet from her this month and it instantly brightened up the house.

There’s something so special about locally grown flowers this time of year, especially after such a long winter.

Peninsula Market Watch

As we head into spring, the market is settling into what I would describe as a more balanced rhythm, especially here on the Peninsula. It’s not a hot market, but it’s certainly not a slow one either.

Across the Victoria Real Estate Board region, there were 465 sales in February, which is lower than last year but a noticeable increase from January, showing that activity is starting to build as we move toward the spring market. Inventory has also increased, with 2,903 active listings, giving buyers more choice than we’ve seen in recent years. What this means locally is that buyers are taking a bit more time. They’re doing their due diligence and comparing options, which is a shift from the urgency we saw in past markets.

For sellers, pricing and positioning matter more than ever. The homes that are well presented and aligned with current market expectations are still seeing strong interest, while others are sitting longer and adjusting.
